The HOA was designed to assist in keeping your property value at the highest price. Yearly dues fund common area maintenance, landscaping, insurance for common areas, reserve fund contributions and administrative costs.
The HOA is funded by requiring annual dues paid by each homeowner. Membership is mandatory once you take ownership of your home. Annual dues are collected January 1st of each year, with invoices going out no later than December 1st. If annual dues aren't paid, the homeowner will be fined $20/month for non-compliance. If you need to set-up a payment plan, please contact the Board.
If you are looking to sell your home, your HOA dues plus any late fees will have to be paid in full prior to closing on your property. Please have your closing attorney contact the HOA board, at kingmillhoa@gmail.com, so any necessary documents can be completed prior to closing.
Annual association dues are based on the amount it will cost to successfully run the association and for the upkeep of all common areas. Board members are voted in by the community and hold a 4-year term. To hold a voluntary position on the board, you must be in good standing.
